The redevelopment of the former Willingboro Town
Plaza site requires careful planning and attention to detail. One of the project challenges is preparing
this dormant 56-acre parcel of land for new construction. In particular, existing structures need to
be demolished and the site generally needs to be properly prepared to support
modern buildings with attendant infrastructure. Phase one of this process began on November 5, 1998. The ReNEWal redevelopment plan goes
beyond simply cleaning up the property.
The project team intends not to just restore, but to truly enhance the
property. These enhancements include
creating significant green spaces, providing an ideal location for retailers,
senior housing development, light industrial and corporate uses and public
institutions. These green spaces are
intended for public use, attracting members of the Willingboro community and
residents of neighboring towns. After an extensive analysis of the
sites existing buildings, the potential these buildings have for reuse, the
condition of the sites existing infrastructure, the sites environmental
condition and other factors, the ReNEWal Realty team determined a phased course
of action for the propertys restoration.
Phase one will include the demolition of approximately 10 buildings
while the parcels existing water, sewer and electric infrastructure will be
preserved. The general environmental conditions
of the property are good. However,
there are a number of minor environmental issues that need to be
addressed. These include some low-level
hydrocarbon contamination from previous uses, asbestos conditions in some
buildings and poor drainage at some locations within the sites boundaries. ReNEWal has engaged the appropriate
professionals to assess and address these conditions, and will restore the site
to a condition superior to the one in which control was acquired. |
